RULES & REGULATIONS
The following regulations have been adopted to govern the overall conduct of those using the complex. It is incumbent upon every unit owner to discuss these items with their families, guests, and anyone renting their unit. Please understand that this is a private community in which everyone must share a mutual responsibility for its continued success. Please leave these instructions in your condo for easy reference.
RENTAL REGULATIONS
- Any unit that is rented for more than a 30 day period must have an approved rental application on file in the Management Office. Failure to file or falsification of information will result in the eviction of the occupant of the unit. Owner of unit must provide firewood for their tenants at all times. If your wood bin is empty and you have a renter occupying the unit, it will be filled and you will be billed.
GENERAL GUIDELINES
- No pets are allowed on the condominium property without the consent of the Board of Directors. The town of Thornton has a leash law that applies to the condo property as well. All approved dogs shall be leashed when not in the units. Dogs shall be walked in the approved dog walk areas. Once a dog has been approved, the unit owner is responsible for cleaning up droppings. If owners complain about the conduct of any pet, the complaint may result in the revocation of permission to keep the pet on the property. No renter shall be allowed to have pets without the expressed written consent of the Directors.
- Recreational use of snowmobiles is not allowed within 500 feet of any building. Operation of snowmobiles to and from parking areas is allowed, but owners shall do so at slow speeds.
- Do not dispose of sanitary napkins and/or diapers down toilets. Use white toilet paper only. Single-ply paper is preferable.
- Those residents using balconies for towel drying should do so for short periods of time.
- All trash and garbage shall be disposed of in plastic bags and put into the dumpster.
- Please note that the garbage disposal is not a heavy duty model. Items such as bones, fibrous fruits (limes/lemons), apple cores, etc. cannot be ground up properly and should be disposed of in trash. Use personal discretion.
FIRE SAFETY
- Each unit must have a fire extinguisher suitable for all purpose use and make certain that all users of the condominium know where it is and how to use it. Recommended type is 5 or 10 lb. ABC type extinguisher available at any hardware store.
- Gas grills are not allowed on any decks nor within ten feet of any building. If you plan to use a gas grill it MUST be moved at least ten feet away from any building. This is according to the Thornton Fire Department. Unit owners are subject to fines by the town for violations of this rule (Look under Documents for the rule). Please note the fire extinguisher recommendation as mentioned above.
- Advise each user on the proper use of the fireplace.
- Ensure that ALL smoke detectors are operational at all times.
- Never use any type of flammable liquid to start fires in fireplaces.
- Fireplaces cannot be burned continuously, or used as the prime source of heat for the units. These chimneys are not designed for this type of heavy use.
- Empty your wood ashes upon arrival at your condo as opposed to just before your departure. Ashes from a fire on Saturday night may still be hot on Sunday afternoon.
- Do not put wood ashes from fireplaces in paper bags or cardboard boxes. Dispose of all fireplace ashes whether hot or cold in the metal ash cans in front of each building. DO NOT DISPOSE OF THESE ASHES (HOT OR COLD) WITH REGULAR TRASH. THERE HAVE BEEN TWO FIRES TO DATE CAUSED BY THIS PRACTICE. PLEASE BUY A METAL BUCKET TO BRING ASHES TO THE OUTSIDE RECEPTACLE. No paper products should be discarded in these ash cans.
- Do not leave burned logs outside your door or near your unit. They may also be put in the metal ash cans.
HEAT AND WATER – WINTER CONDITIONS
- A minimum thermostat level of 50° Fahrenheit should be maintained in bathrooms, kitchen, and living area during the cold seasons.
- Leave cabinet doors under sinks open when condo is not occupied.
- Shut main water level off and open faucets to drain pipes before leaving your condo. Freeze ups still may occur during frigid weather, but these suggestions may be helpful in preventing some water damage.
- Please advice renters or guests if you are using a different set of winter heating and water shut-off guidelines.
PARKING
- Please park in designated areas only. Do not park in areas that might interfere with fire trucks, ambulances, etc…
- Please try to allow one space for each unit owner near his/her entrance along the building side of the parking areas. Extra cars at each unit should be parked in areas away from the building as a matter of courtesy. Please speak to your abutting owners about parking arrangements.
- No unregistered cars are allowed on the condominium property. Any vehicle that is leaking fluids must be repaired immediately. Any damages to the pavement from the fluid leaks will be assessed to the unit owner.
- Do not block cleared paths into the units in the wintertime.
WOOD STORAGE
- All wood is to be stored in wood bins or inside garages. No wood may be stored on patios or decks.
- All wood is the private property of individual condo unit owners.
- The owners are individually responsible for making arrangements with renters for the use of firewood.
- The wood bins are divided and identified by number to facilitate proper usage.
- Rental units must keep the bins full for the individual tenants.
WINTER ICE CONDITIONS
- Ice buildup on the outside doorsteps is a continuous problem. Sand and salt are used to try to mitigate this problem. Due to this ice buildup in the wintertime, door mats become frozen and glazed over with ice. They should be removed in the winter months.
POOL USE
- The pool is reserved for the exclusive use of residents (including renters) only. Guests must be accompanied by residents at all times.
- Drinking glasses or glass bottles are not permitted within the fenced in pool areas.
- Pool area is open from 8:00 a.m. to 11:00 p.m seven days a week. The pool will be considered closed all other times.
- No children under the age of 10 are allowed in the hot tub unless their parents or guardians are present in the pool areas.
- Please note the spa rules regarding hot tub use. Prolonged use is not recommended.
- Profanity or any poor conduct will not be tolerated in the pool area.
- Climbing on, or diving off of, the waterfall area rocks is not permitted.
- No pets are allowed in the pool or in the pool area.
- Loud or obnoxious behavior is not allowed at any time.
- Any radio and/or excessive noise is not permitted in the pool area after 10:00 PM
TENNIS COURT USE
- Tennis courts are open to all residents and their guests only. Guests must be accompanied by a resident (including renters) at all times.
- Only proper tennis court footwear will be allowed on the tennis courts. Damage caused by black soled sneakers, shoes, and boatshoes by any resident or renter will be assessed to the unit or units that that individual represents as determined by the Directors. No barefoot playing is allowed.
- No residents or guests shall walk through the tennis court area at any time, other than when playing tennis. Doors on each end shall remain closed.
- No pets are allowed in the fenced-in tennis court area.
- No activity other than tennis is allowed in the court area. These include riding bicycles, playing soccer, basketball, baseball, football, etc…
- During periods of continuous activity, play is limited to one hour on an honor system basis.
- Everyone using the tennis courts are expected to abide by proper tennis etiquette.
